Things to Consider about Cash Out Refinance

Most lenders will not let homeowners take cash-out on their property without a 12-month interval. This means you must have bought the property for at least a year before you can take any cash-out. Lending institutions enforce stricter regulations to prevent unscrupulous investors from purchasing property with no money down, and a month later refinancing them to get cash.


Certain lending institutions may let you get cash up to 75% of the property value without the 1-year waiting requirement, but the majority of homeowners who seek quick cash-out normally don’t have the 25% equity in their homes.


Another significant point to consider is that a refinance will be considered cash-out even  if you refinance a non-purchase money home equity line of credit. That is, if you open an equity line behind your existing 1st mortgage after the original purchase transaction and then later want to refinance it, it will be considered a cash-out transaction even though you don’t get cash immediately. What this means to you is you will be charged a higher interest rate when you refinance. This is not a crucial matter, but it is always a thing to consider.


Some borrowers think if they don’t actually receive cash, their refinance isn’t not a cash out. This is incorrect. If you pay off credit card debts or car loans and receive zero cash in hand, the bank or lender will still consider it cash-out, and it will be underwritten that way.

With any mortgage refinance, it is critical to know the additional costs involved. You should also avoid continuously refinancing your mortgage. Besides the costs, you will prolong the time in paying off your mortgage, and will eventually be paying more interest than if you simply left the original mortgage untouched in the first place. You could also jeopardize your credit rating. That’s why a refinance should be used only when you really need the money, or only when the interest rates are so low that you just can’t refuse.
